What is “Real Estate Season?”

While you can successfully sell a home at any time of the year, there is a distinct advantage to listing your home during real estate season, which results in more offers & measurably higher net profit. So what is real estate season, & why should homeowners be motivated to sell in this timeframe? 1) Speed of transaction, 2) ease of transaction, 3) backup offers, & 4) higher net profit.

To understand real estate season, think like a buyer. If you had to move, when would you want to do that? When the weather is likely to be favorable. When school is out. When your friends & family are more likely to help you because school is out & weather is good. Buyers want to move in June/July/beginning of August. Therefore, they need to get into contract in May/June/early July.

Statistically, there are significantly more buyers in spring/early summer. I define real estate season as the first weekend after tax day (when buyers can focus on real estate after taxes are done) through the 3rd weekend in July (which I call ‘Hail Mary weekend’). More buyers = more offers = competitive bidding = higher net profit. More offers also = backup offers & added security that you will sell, & sell quickly.
